Omega, Warrington

Miller, in partnership with Royal Bank of Scotland, fought off tough international competition to land this £1 billion, 30 year regeneration project from English Partnerships. The Omega site will create thousands of new jobs and form a major expansion of Warrington.

Planning permission was granted in 2007 by Warrington Borough Council for the first two phases for up to 3.1m sq ft (287,999 sqm) of mixed offices and distribution along with the associated infrastructure.  This has been further extended, on Omega South, by a further 2.7m sqft (250,836 sqm) of consent for a mix of logistics and manufacturing uses, in May 2014. 

Omega North comprises the current occupiers: 

a)  A 200,000 sq ft distribution warehouse completed for Brakes, the grocery and fresh food suppliers. 

b)  A 153,500 sq ft state of the art parcel handling distribution depot completed for Hermes, the UK's leading consumer delivery specialist, including 1,486 sqm (16,000 sq ft) of office space, on an 18 acre plot.

c)  Practical completion was issued in October 2014 for a 700,000 sq ft regional logistics centre for the Travis Perkins Group, the UK’s largest supplier to the building and construction market.   The new £35m logistics centre will supply Travis Perkins Group wholesale and retail outlets across the region, supporting around 450 jobs on site.

Two small circa 3 acre sites remain available in the North albeit one of these is currently under offer.

On Omega South, a new 618,000 sq ft facility for Asda was completed in 2014 and a 240,000 sq ft state-of-the-art manufacturing facility is under construction for market leader Plastic Omnium, expanding its UK presence further in what is a major boost for British industry.  The occupier will service its customer network from its new Warrington base, which will also include 20,000 sq ft of offices on a c. 20-acre site.  Completion is expected Summer 2015.

In addition, a new 690,000 sq ft retail, logistics and manufacturing centre for The Hut Group, a specialist on-line retailer and brand owner, commenced construction in December 2014.  The Hut Group’s new premises on the 41 acre plot will bring over 2,000 jobs to Omega South.  Completion is expected Autumn 2015.

Detailed planning consent has also been granted for completion of Skyline Drive which will link Omega/Orion Boulevards to Junction 8 of the M62.  Works have started and completion is due in Summer 2015.

Omega North secured Best Overall Scheme at the 2013 Industrial Agents Society Awards.
